چکیده

کلیه اسناد املاک قدیمی کشور که کاغذی هستند می‌بایستی به نقشه‌های رقومی و زمین مرجع تبدیل گردند. در رقومی‌سازی قطعات جهت ورود به سامانه حدنگاری، لازم است که فرم رقومی چندضلعی ازنظر مساحت و ابعاد محیطی با سند (قبلی) مطابقت داشته باشد. در فرایند رقومی‌سازی ویژگی­های هندسی عوارض نظیر مساحت پلی گون‌ها تغییر می‌یابد. حفظ مطابقت طول‌ها و مساحت، مانع از بروز مغایرت در اسناد و ایجاد اختلافات ثبتی و معاملاتی می‌گردد. جهت رفع این مشکل در این تحقیق، در فرایند رقومی سازی با ثابت نگه‌داشتن طول‌های اضلاع برای حفظ مساحت پلی گون‌ها، زوایای رئوس پلی گون‌ها به‌عنوان مشاهده در نظر گرفته می‌شود و روشی مبتنی بر سرشکنی کمترین مربعات با استفاده از معادلات شرط ارائه می­گردد. در این فرایند، مختصات جهانی به محل‌های ثابت نقشه رقومی شده نسبت داده می­شود و با حفظ طول اضلاع و با کمترین تغییر موقعیت رئوس، مساحت درج‌شده در سند جهت مطابقت لازمه تأمین می‌گردد. برای بررسی این روش، یک نقشه کاغذی حاوی شش قطعه با مساحت­های حدود هزار مترمربع در مقیاس 1:1000 اسکن گردید و رقومی سازی با تکیه‌بر حفظ مساحت و طول­های پلی گون‌ها صورت گرفت. نتایج نشان می­دهد که میانگین، حداکثر و حداقل مقدار جابه­جایی رئوس توسط روش سرشکنی به‌طور متوسط به ترتیب برابر 31/19، 96/26 و 50/10 سانتی‌متر است که با توجه به مقیاس نقشه و قوانین حدنگاری قطعات زراعی و اراضی ملی ازنظر ثبتی قابل‌قبول بوده و تدقیق صورت گرفته در رقومی سازی با توجه به مطابقت ایجادشده مقبول و مطلوب است.

چکیده [English]

All of the old paper-based land documents should be transformed to digital georeferenced form. Indigitization of parcels to be able to be imported into a cadastral system, the area of the digital form ofthe polygon should be in concordance with the analog document. However, during the digitizationprocess, geometric properties, such as area, changes. Preserving the dimensions and area prevents thecontradiction in documents and, registration and trading quarrels. In order to solve this problem,angles of the polygon vertexes are considered as observations by keeping the dimensions fixed and amethod based on the least-square adjustment is proposed. Executing the invented process, therequired concordance is acquired. For checking this method, a paper map having six parcels each withabout one thousand m2 area in 1:1000 scale is scanned and digitized by preserving area anddimensions. Results showed that the mean, maximum and minimum movement by using adjustingmethod is in average 19.31, 26.96 and 10.50 respectively that is acceptable from the land registrationaspect because of map scale and cadastral law about cultivation and national parcels.
